 REQUIREMENTS
 Two sets of building plans must accompany your  building permit application and the application must be signed by the owner or the designated contractor. One set of approved plans will be returned upon issuance of the building permit. One set will remain in the Building Department.

 RESIDENTIAL BUILDING PLANS CHECKLIST
 Review your plans and be sure each of the following details have been included. When each of the items have been verified, you are ready to submit your plans for a building permit. This list will be used when reviewing your plans for compliance. This is not an all-inclusive list and individual projects may require additional information.

PLOT PLAN
North indicator
Lot shape and dimensions
Footprint of the new building(s) and all other existing buildings
Front setback (measured from back of curb or center of road only)
Rear and side setback
Setbacks from all other structures located on the property
All easements or right-of-ways (electrical, water, sewer etc)
All canals, ditches and/or drainages
Driveway (location of access)
Wells and/or septic systems
All utility locations (electric meter, water meter and sewer or septic)
FEMA Floodplain

BUILDING PLANS
Designed to the currently adopted International Residential Code. Two Legible copies to scale (minimum size 11X17). Your plans must contain the following information:
1- Plans are drawn and designed for our area
2- Scale
3- Front elevation
4- Rear elevation
5- Side elevations
6- Cross section drawn specifically for the structure
7- Label wall section showing materials to be used, and stud spacing and size, top plate, bottom plate, seal  plate, seal seal (foundation to seal plate foam seal or equivalent), insulation, sheeting, weather barrier,  exterior finishing, interior vapor retarders, drywall, roofing, trusses, floor joists, soffit, facia, footing,  foundation, steel reinforcing (rebar), j-bolts (size and 
spacing), etc
8- Roof covering
9- Soffit and Facia detail
10- Attic Ventilation detail, include calculated ventilation amount
11- Footing size, depth and width (must be continuous) minimum 30" below grade for frost protection. Include  step-downs at any basement walk out areas (30” deep foundation step down under threshold areas or at  grade floor area)
12- Foundation wall height and width (extend a minimum six inches above grade) minimum 8" wide
13- Steel placement and size (for footings and foundation)
14- Framing details (Bracing as per IRC) wind load is 115 3 sec, seismic zone C
15- Roof framing details
16- Floor framing details
17- Size, span and support of all beams and headers. Include engineering if applicable. Provide schedules and  Sources for any spans. Uintah County roof snow load is 30lbs, ground snow load 39lbs
18- Exterior finish materials (brick, stone, siding)
19- Insulation type and R-factor for walls, ceilings, floors and crawl space. U-factors for windows and doors.
20- Crawlspace detail, unvented (conditioned) or vented (unconditioned) with specific detail for how you will  be doing this
21- Crawl space required thermal barriers (typically required over any foam insulation)
22- Drywall type and locations. Include separation wall between garage and habitable areas.
23- Opening protection between residence and the garage (min solid wood door not less than 1 3/8” thickness or  honey-comb core steel door not less than 1 3/8” thick or a 20 Min rated door)

STAIR DETAILS: (interior & exterior)
1- Rise and Run and length of stairs (Minimum Run 9" Maximum Rise 8" for residential)
2- Stairway width (Minimum 36" for residential)
3- Headroom (minimum 6’8”)
4- Handrails and guardrails
5- Fire blocking detail
6- Any required sheetrock on underside detail
7- The above stair details are specific to this plan (not typical)

FLOOR PLANS INCLUDING:
1- Layout of main floor with all rooms labeled
2- Layout of secondary floors with all rooms labeled (include future unfinished rooms)
3- Door sizes and location (Include safety glazing as required)
4- Window sizes and location, include natural light and ventilation calculation as required, and opening  orientation
5- Attic and crawl space access locations labeled and size shown

ELECTRICAL DETAIL
1- Breaker panel location is indicated
2- Meter location and size is indicated
3- All lights, switches, and receptacles are shown
4- Arc Fault protected circuits indicated for bedrooms
5- GFCI=s are shown
6- Exterior receptacles with GFCI, sunlight resistant (WR), in use covers (bubble cover)
7- Tamper Resistant Receptacles shown
8- Smoke & carbon monoxide detectors locations are shown
9- Lighting type fixtures and locations (recessed or surface mounted) IC rating, Air tight models, CFL or LED required for min 75% of lighting.

PLUMBING DETAIL
1- Location of all plumbing fixtures
2- Water heater and drain locations
3- Lateral water line size _____inches
4- 3” vents through roof
5- PRV (pressure reducing valve)
6- Hammer arresters on any quick shutting valves such as washing machines
7- Water Heater drain pans and drains
8- Thermal Expansion tank as required by water heating appliance manufacture

MECHANICAL DETAIL
1- Gas pipe design size, length & location. Provide BTU for the appliance, location, size of pipe and length to  be used. Calculated CFH , size of gas meter (4oz or 2 lb) or propane
2- Furnace location and size or other approved heating source
3- Primary and secondary drain detail location for condensing appliances
4- Flue locations
5- Combustion air location and size. (details required for insulated sealed isolated room for appliances requiring combustion air)
6- Bath fans shown and detail for venting directly to outdoors
7- Other gas appliances to be shown

Energy Compliance
1-Provide details to show compliance with the 2015 IRC Energy Efficiency Code. This will include air sealing details, blower door testing and duct pressure testing. Clearly show R-Values for all assemblies, U-factors, equipment and system controls.

 COMMERCIAL BUILDING PLANS CHECKLIST
 Review your plans and be sure each of the following details has been included. When each of the items have been verified, you are ready to submit your plans to the Fire Marshal and to the Building Official for a building permit. Your signature is required at the bottom of this form. This is not an all-inclusive list and individual projects may require different information.

 

SITE PLAN
1- Must meet all of the requirements outlined in County Code 17.30

BUILDING PLANS- Designed to the Currently Adopted Building Code
1- Three 24x36 size sets must be drawn to scale with the details listed below. At least one of these sets must be wet-stamped by a Utah State licensed architect and engineer. Before the Building Official will issue a building permit, the plans must be stamped by the Fire Marshal (who will keep one set). One set will be returned to you when the Building Permit is issued.
2- Type of construction (required) IBC 2018 Chapter 6
3- Occupancy type (required) IBC 2018 Chapter 3
4- Occupant load (required) IBC 2018 Section 1004
5- Written description of how the building will be used and occupied (be descriptive)
6- Square footage: each room’s footage and building total footage
7- Front elevation
8- Rear elevation
9- Side elevations
10- Wall Cross section drawn specifically for the structure. Include detail for each individual wall type
11- Label wall section showing materials to be used, and stud spacing
12- Roof covering and roof detail
13- Footing size, depth and width (must be continuous) minimum 30" below grade for frost protection
14- Foundation wall height and width (extend a minimum six inches above grade) minimum 8" wide
15- Steel placement and size (for footings and foundation)
16- Framing details (Bracing as per IBC)
17- Wall covering and details. Interior and exterior
18- Roof framing details
19- Floor framing details
20- Size span and support of all beams and headers
21- Exterior finish materials (brick, stone, siding)
22- Fire separation, fire wall, fire barrier or any fire resistant construction detail
23- Insulation type and R-factor for walls, ceilings, floors and crawl space and U-factor for doors, windows and skylights
24- Com Check for the building envelope or equivalent. Software can be downloaded free from www.energycodes.gov

STAIR DETAILS (interior & exterior)
1- Rise and run and length of stairs
2- Stairway width
3- Landing at top and bottom of stairs
4- Headroom
5- Handrails and guardrails
6- Fire blocking detail
7- Any required sheetrock on underside detail

FLOOR PLANS
1- Layout of main floor with all rooms labeled
2- Layout of secondary floors with all rooms labeled
3- Egress path for all rooms with the furthest point clearly shown (include future furnishings and equipment in detail)
4- Door sizes and location shown
5- Window sizes and location shown
6- Attic and crawl space access locations labeled and size shown

ELECTRICAL DETAIL (PER NEC 2017)
1- Breaker panel location is indicated
2- Meter location and size is indicated 
3- Servicing clearances shown
4- All lights, switches, and receptacles are shown
5- GFCI’s are shown
6- Smoke detectors and/or fire alarm locations are shown
7- Any required exit signs or lighting shown
8- Com Check for interior and exterior lighting or equivalent

PLUMBING DETAIL
1- Location of all plumbing fixtures, including stub in under-slab piping
2- Accessibility for bathrooms and other plumbing facilities (provide details for each)
3- 60” clear turn around in accessible bathrooms
4- Required plumbing facilities per section 2902 of IBC 2018
5- Water heater and drain locations
6- Lateral water line size 

MECHANICAL DETAIL
1- Design per section 312 of IMC 2018
2- Duct sizing and installation per section 603 IMC 2018
3- Gas pipe design size, length & location
4- Furnace location and size
5- Flue location
6- Other gas appliances to be shown
7- Com Check for Mechanical systems or equivalent
